Greensboro Rental AC Checklist
A tenant handout for rentals across Greensboro, High Point and the Piedmont Triad.
Request an AC technicianWith several universities, the furniture market and a large rental market, the Triad has many tenants depending on landlords for working AC. Long, humid summers make a broken system urgent. Share this list so tenants know what to report and how quickly.
Report within a few days
- Rooms that stay warmer than the rest of the home
- The house feels damp or musty even with the AC on
- A dirty filter or one that has not been changed
- The outdoor unit is covered in leaves or pollen
- The heat pump shows "aux heat" often in mild weather
Report right away
- The AC blows warm air on a hot day
- Ice on the copper lines or outdoor unit in summer
- Water leaking from a closet, ceiling or air handler
- A burning smell or loud noise from the system
- No heat in cold weather
Tenant basics
- Keep vents and returns clear
- Change or report the filter every one to three months
- Keep shrubs and trash cans away from the outdoor unit
- Set the thermostat steady instead of very low
Pollen season
Spring pollen clogs filters fast. Tenants should check filters more often in April. More: pollen season and your AC filter.
For property managers
Humidity is as important as temperature in a Triad summer. A home that feels damp or smells musty even with the AC running may have a system or duct problem, and reporting it early helps prevent mold under the house and in closets.
Book spring tune-ups before tenants call, flush condensate drains and check crawl space ducts between leases. See AC repair, maintenance and tune-ups, ductwork and crawl spaces and heat pumps.
Request an AC technician
An AC blowing warm air in July, a heat pump that won't keep up in January or ducts that leave rooms uneven. Tell us what's going on and we'll pass it to a licensed HVAC contractor, who will call you to set a time and a price.
- AC, heat pumps and furnaces
- Greensboro, High Point, Summerfield, Oak Ridge and nearby
- Licensed contractors, price before work
